The beta doesn’t include lender or funder matching, and taking part doesn’t guarantee financing.
Banks say no. You don't know why. Your project dies.
Wrong Structure
Viable projects often stall not because the project is bad, but because the capital structure isn't built the way lenders evaluate it.
Knowledge Gap
Capital strategy expertise has historically been hard to access — leaving developers without the structural knowledge they need before they ever reach a lender.
The Rejection Cycle
Lenders reject deals without telling you exactly what to fix. You guess, reapply, and get rejected again. The cycle repeats.
See your deal the way a lender will — before you talk to one.
Beta participants share their pro forma and project details. GrowthCommons helps them examine the numbers, identify financing-readiness issues, and get useful analysis and feedback on what to strengthen.
Pro Forma Review
Examine your assumptions — costs, income, and financing — and see where the numbers are thin or inconsistent.
Financing-Readiness Issues
Surface the issues that commonly stall financing, such as debt service coverage, equity gaps, and sources and uses that don't reconcile.
Useful Feedback
Get specific feedback on what to strengthen before you approach a lender.

Stop building deals that die at the lender's desk.
Developers can spend months — and real money — on deals that were fixable, if only they’d known what to fix. The GrowthCommons beta is for real estate developers who want to evaluate or improve a project’s capital readiness before they approach a lender.
The current beta is for developers.
We aren’t onboarding funders, lenders, or CDFIs during this beta, and GrowthCommons doesn’t currently match deals to funders. If you’d like to hear about future funder partnerships, email us — that’s separate from the developer beta.
Why we're building this
"I kept watching good projects die — not because the work wasn't there, but because the capital structure wasn't built to close. At some point, you stop asking why the system doesn't work and start building the one that should."
GrowthCommons didn't start as a concept — it started as a pattern I couldn't ignore. Across markets, across projects, across developers and funders, the same breakdown kept happening. Viable deals were stalling — not because the fundamentals weren't there, but because the structure, sequencing, and expectations weren't aligned across the table.
Developers were navigating capital without clear guidance on how their deals would actually be evaluated. Funders were seeing inconsistent, incomplete opportunities that didn't meet underwriting standards — even when the underlying projects had merit.
I had been working inside that gap for years — helping structure deals, translate risk, and align both sides so capital could move. But the issue wasn't isolated to individual projects. It was systemic.
To scale a solution, I partnered with Uncomplicated Inc — a team known for building technology that simplifies complex systems without losing their nuance. Together, we're building a platform that reflects how capital actually moves — translating real-world underwriting logic, developer constraints, and funding pathways into tools that bring both sides into alignment earlier in the process.
This isn't about making developers "better" or making funders "more flexible." It's about building shared clarity — so viable projects don't get lost between misaligned expectations.
